Enness Private Clients is based on Oxford Circus, London W1. We work with clients from all walks of professional life: from lawyers, hedge fund managers and board directors to entrepreneurs and self-employed business people. We offer just one service: connecting our clients with large mortgages. We are undistracted by any other business and, as a result, we believe no one offers a more expert and focused service. Every week, we’re placing mortgages ranging from £500,000 up to millions of pounds. These larger sums can deliver considerably better value when lenders can see they’re working with proven people with strong financial profiles. So, if you’re looking for a million pound mortgage, look no further than Enness Private Clients Conversely, a poorly planned large mortgage will cost you many thousands more than you actually need to pay. And that, in essence, is our role: to match you with a lender who will give you full credit for your overall financial standing.

Islay Robinson

A law graduate, Islay brings a forensic eye for detail and opportunities for our clients in the ever-competitive high-end mortgage market. He has been instrumental in enabling purchases on everything from single residential properties to multi-million pound property developments and knows the London market inside out. He is well known in the mortgage industry and is often quoted in the property and financial pages of the national press. As for his name, it comes from a Scottish island where he was born -bonus points if you get the pronunciation right first time!

 

 

 

Hugh Wade-Jones

Property is in Hugh’s blood: he grew up in a family of property investors and rapidly rose to be a director of London’s largest mortgage broker. Our clients benefit from his unrivalled network of contacts in private and offshore banks. His views on the mortgage market are often sought and quoted in the financial press. Outside of work he is equally goal-driven: he is a sub-3 hour marathon runner and his next target is to box as a competitive amateur.

 

Ian Humphreys

The law’s loss is our gain: Ian’s early plan was to become a barrister. That was before his considerable skills made him a director of London’s largest broker, heading up a team of 12. His ability to compile and present a case has served our clients very effectively. Ian is also responsible for our compliance in all areas of mortgage broking. He is an Arsenal season ticket holder, a keen cook and confesses to watching any sport on television. Except, obviously, bowls.

 

Charlie Jarvis

Charlie combines being personable and fun with a lateral-thinking, highly organised mind that delivers excellent results for our clients. They also value her ability to translate mortgage jargon into plain English. She has more than seven years’ experience in the mortgage industry and was an Associate Director of London’s largest broking firm. As Sales Manager she also mentored and drove a large team reporting to her. Outside the office she is standing on the edge of a precipice as she decides whether or not to develop a new strand in her life: golf.

First contact: 15-20 minutes

One of our qualified mortgage advisers will take your call, and discuss your aims, top-line financial information and the size and type of funding you require. We can speak at any time, including evenings and weekends if that’s helpful. Of course, you can also book a time to meet one-to-one, at our office or yours.

Recommendations: within hours

From your brief, your adviser selects from an array of lender contacts who, from personal experience, we believe may best meet your particular requirements. This may include private banks and offshore institutions. We then send you a list of options and key facts by email. We follow this with a phone or personal session to discuss those options with you. We aim to provide this with hours of your first call. Of course, certain complex cases may require more consultation and time.

Making it happen

We will give you a written summary of our recommendations, and the reasons why we’re proposing them. Once we have agreed a favoured route with you, our administration team takes care of all form-filling and progress-chasing. The only input needed from you is to provide requested documents, and to check and sign forms which can be posted, emailed or personally delivered. Throughout, the status of your application is reviewed daily by us. You can also check its progress online via a secure portal.

Ready when you are

We will chase your offer as needed, check it, and make sure your solicitor has every detail needed to complete your purchase. Along the way, we will take care of all mortgage-related issues arising from valuers and estate agents.

At Enness Private Clients we have no ties to anyone but you, our client. As a genuinely independent broker, we search the whole of the market to find the most compelling mortgage option to meet your goals. This means looking beyond price comparison tables (which only include lenders who pay to be there). It also means searching not only every mainstream lending source, but crucially those from our network of private and offshore banks. We work with:

Retail banks, and every major brand operating in the UK.

Occasionally, they offer deals that are only available directly to borrowers, and not via brokers. Unlike many, our ‘Whole of Market’ service means that we will alert you to these deals as well.

Private banks.

No longer the preserve of the über-rich, private banks have widened their offerings to make inroads into the UK mortgage market. We have excellent relationships with the private banks in both the UK and Europe, who often offer more competitive lending than retail competitors.

Offshore banks.

If you’re a non-dom or an overseas client, offshore banks can play an important part in a tax-efficient strategy to enable you to purchase property in the UK while protecting assets held offshore. We are fully conversant with offshore funding; indeed, our clients enjoy access to bespoke and exclusive rates.

Our fees only become payable once you proceed with a firm application.

Advice with no vested interest

Enness Private Clients is a ‘Whole of Market’ broker. This means two things: we search every mortgage on the market with one focus only: to find you the best possible mortgage deal. And the advice we offer is in no way influenced by the any fee we stand to receive. Here’s why.

About half of all lenders pay a commission on completion to the adviser firm, the other half do not pay anything. To ensure complete market access we will rebate all commission received from the mortgage lender to you, in full, on completion.

Instead, we charge a set fee for our work which will be discussed from the outset and will include all advice, processing work and referrals to our trusted professionals.

We therefore cannot be influenced by commissions and, as we have the freedom to use every lender, our aim can only be to find the right mortgage for you.

What will you pay?

We charge a fee based on the loan amount offered and we will refund all commission received from the mortgage lender to you on receipt.

Typical fees will be 0.5% of the loan amount, however for more complex or specialist structures this may be up to 1% of the loan amount.

Those lenders who do pay a commission typically pay between 0.3% and 0.5% of the loan amount so our net fee could be minimal.

We will discuss this with you in full at the outset so that there are no nasty surprises later down the line.

When are fees due?

We ask for half of any fees due when you receive your formal mortgage terms, with the balance on completion.
